Members of the maintenance team ensure that all common areas are maintained in a clean and aesthetically appealing condition. Essential Duties & Responsibilities The job duties listed are typical examples of the work performed by positions in this job classification. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned every duty. * Routinely walks floors checking for problems and lights out and reports back to supervisors. * Maintains working relationship with building staff. * If needed, may be required to touch-up paint in all common areas. Responsible to inspect areas that need paint and advise manager. * Completes daily work orders as scheduled. * Maintains assigned equipment in good working condition. * Properly performs casual labor, such as lifting/moving items as directed by supervisors and following appropriate safety procedures. * Performs minor maintenance replacement and repairs through daily scheduled work orders. Repairs can be completed if a permit or license is not required to conduct the job. * Follows safety procedures and maintains a safe work environment. * Must be able to properly utilize new equipment and follow safety procedures prior to using this equipment. * Consistent and regular attendance required. Additional Duties & Responsibilities * Practice and adhere to FirstService Residential Global Service Standards. * Conduct business always with the highest standards of personal, professional and ethical conduct. * Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies. * May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems, and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines. * Ensure all safety precautions are followed while performing the work. * Follow all policies and Standard Operating Procedures as instructed by Management. * Perform any range of special projects, tasks and other related duties as assigned.
